The landlord of Class-A building in Brentwood, TN, tasked EWP to transform an existing vacant space into four distinct spec suites, reimagining its potential for future tenants.

Balance flexibility with distinction. Two of the four spec suites needed to be designed with enough cohesion to seamlessly combine in the future if required. The remaining two suites were to be unique environments tailored to attract different types of future tenants. The design had to maximize the reuse of existing conditions and building standards, ensuring efficiency without compromising character. Knowing these spaces would be delivered unfurnished, they needed to make a lasting impression on prospective tenants.

To ensure each unfurnished suite made a strong visual impact, EWP chose to incorporate eye-catching colors, patterns, and textures throughout. Each space was designed with a unique vibe to attract different types of tenants. The two suites designed for potential combination embrace a homey, residential feel with their warm color palette, entertainment-style millwork, and contrasting wood tones. Another suite contrasts its exposed ceilings and rustic wood-look entrance flooring with a bold pop of blue, streamlined millwork, and a large-patterned carpet subtly tying in the same hue. The remaining suite takes on a simple, sophisticated tech aesthetic by pairing a subdued cool grey palette with bold flooring and a statement millwork backsplash.
