Reimagine the arrival and amenity experience at One North Franklin to reflect the building’s central location and untapped potential. Create a new lobby and a top-floor amenity suite that together reposition the building as a modern, desirable destination in the heart of the Loop.

Despite its prime address, One North Franklin wasn’t fully claiming its presence in the market. The ground-floor lobby felt outdated and disconnected from the street. It lacked the volume, clarity, and presence to support a strong first impression.

Above, there was untapped opportunity, an entire floor of unused space at the top of the building that could become something more. With no existing amenities in place, the building needed a new kind of offering; something unexpected, elegant, and layered that would change how tenants feel about where they work.

On the ground floor, we started by opening up the space, removing an unused conference room and sundry shop to create a cleaner arrival sequence. New ceiling vaults engage the street and reference the financial history of the building, while a timeless material palette strikes a balance between permanence and ease. The result is a lobby that feels strong, calm, and quietly confident. One that signals a new chapter without forgetting where it came from.

At the top of the building, we created a full-floor amenity suite designed to feel expansive, elevated, and deeply human. A central lounge welcomes guests with the comfort and presence of a hotel lobby. A nearby bar provides space for casual gatherings or planned events. Smaller rooms throughout offer opportunities to meet, retreat, or simply pause.

Within the building’s crown, we shaped unique volumes into a library and a music lounge, two distinct spaces that reward exploration and make the floor feel personal. A layered, rich material palette gives the entire floor a sense of elegance without flash.

Wellness spaces were also thoughtfully integrated, including a quiet room for rest or nursing, a dedicated massage room, a Cryo room, and a series of fitness zones. The full experience is calm, capable, and clearly built for an experience.

Together, the new lobby and amenity floor tell a different story for One North Franklin. One of presence, clarity, and a building finally becoming what it was always meant to be.
